For 2026, Grand Floridian has among the lowest dues at about $8.31 per point, with Polynesian close behind near $8.33. The coastal resorts are highest, with Vero Beach around $14.89 per point and Hilton Head around $13.23 per point.

Do DVC dues go up every year?

How dues are calculated

Every DVC owner pays annual dues based on the number of points they own at their home resort, billed each January whether or not you travel. The formula is simply points × per-point rate. A 200-point contract owner pays twice what a 100-point owner pays at the same resort. Dues fund operating costs, Disney's management fee, property taxes, and a capital reserve for refurbishments.

Why dues rise every year

Each resort's condo association sets its own budget annually, and owners don't vote on it. Inflation, labor, insurance, and property-tax reassessments push dues up almost every year — historically 3–5% on average, though recent years have run higher at several Walt Disney World resorts. Because the increases compound, projecting them over your ownership horizon gives a more honest picture of total cost than looking at this year alone.
